First-time renter checklist for the Netherlands: documents, registration, and planning

Documents you need

Before you can move into a rental home, you need several important documents ready. Landlords and agents will often ask for these.

Required documents:

  • Valid ID (passport, identity card, or driving licence).
  • BSN number (Burgerservicenummer). If you don't have one yet, register with the municipality first.
  • Proof of income (payslips, employment contract, or for self-employed: annual accounts or bank statements).
  • References from previous landlords (if applicable).
  • Bank details (for paying the deposit and rent).

Recommended documents:

  • Rental contract (always read this carefully before signing).
  • Deposit overview (proof of payment).
  • Insurance papers (contents insurance is often required).

Municipal registration

Once you have found a home, you must register with the municipality where you will live within 5 days. This is mandatory and can be done online or at the town hall.

After registration you receive proof of registration, which you may need for other matters such as opening a bank account or taking out insurance.

  • Rental contract (signed by both parties).
  • BSN number (if you don't have one yet, you receive it upon registration).

Planning: steps for a smooth move

  1. Find a home

  2. Viewing and contract

    Schedule a viewing and ask questions about the property, service charges, and maintenance. If you agree, sign the rental contract. Make sure you understand all terms.

    Pay the deposit (maximum 2 months' basic rent) and the first month's rent in advance. Ask for a receipt as proof of payment.

  4. Arrange the move

    Hire movers or rent a van. Register your move at postnl.nl to forward your mail. Consider taking out contents insurance.

  5. Register with the municipality

    Register with your new municipality within 5 days of moving.

  6. Arrange utilities
